What are the prices of the sites and the lakefront model homes?

Complete site and home packages in our western Wisconsin lakefront community begin in the low 200s. Site and model waterfront home prices vary by size, location, and access to the lake. Because prices are subject to change, please click on the contact us for an updated price list with a corresponding plat map of the lakefront properties for sale.

Can I buy just a lakefront site? Do I need to build a lake home?

Once you purchase the site, you must commence building your waterfront home within 18 months.

Do I have to use your builder to build my waterfront condominium?

Yes. All lake homes are built through Gopher Point Construction, LLC in order to ensure consistency of quality, design, and cost effectiveness. Gopher Point Construction has hired one of Wisconsin's finest builders and a professional construction controller.

How long will it take for you to build our lakefront home?

We have a construction schedule that will allow for approximately 150-180 days to build your lakefront home once you have finalized your selection process. Completion dates are approximate and can vary depending on the time of year and weather conditions.

Can we do any of the work on the house ourselves?

As much as we want your involvement and input into the building of your home, we will advise you on the benefits of using our contractors. We want to ensure that the building process stays on schedule and there won't become additional hidden costs that would outweigh any savings on you doing the work yourself.

Can we modify your lakefront home floor plans to fit our needs?

Yes. We have designed all waterfront homes to be efficient both in space and pricing, but we will allow you to make some minor modifications to the lake home plan within reason.

Can I bring my own floor plan for my lakefront home?

Yes and No. We have created a series of lake home floor plans and front elevations that represent the lake homes at Gopher Point Estate. We, however, are willing to look at your plan to see if one of our lake home plans could be modified to fit your needs. If we determine that your plan would fit well with ours and you are willing to let us build your lake home plan more than once, we will consider this as an option as well.

Can we select the materials that go into the waterfront home?

Yes. Our showroom is located at Gopher Point Estate. You will meet with the salesperson and controller to make all of your material selections as part of your lake home building contract. Some items will be standard features, while others will be upgrades depending on your selection of the color and style.

Does Gopher Point Estate have a warranty on new construction?

Gopher Point Estate has a one-year warranty that will be covered in detail during the creation of the lake home building contract.

What are the condominium association fees and what do they include?

Condo association fees are $75 a month for all condominium owners. For persons who own a site and have not built their lakefront condominium yet, the association fee is $50 a month. The fees cover the mowing of lawns, snow removal, garbage service, and use of all common areas (horse facility, clubhouse, volleyball and horseshoe courts, trails, boat landing, etc.).

Can I have a dock on the lake? Am I required to maintain it?

Owners of lakefront sites may have a dock at their expense and maintenance. Owners of back sites may be assigned a slip. As referenced in condominium rule #20 & #21 - Boat slips will be assigned to off-water sites at their expense for exclusive use and will be maintained by the condo association.

Can I use the horse stables for personal use?

Yes. All members of the Gopher Point Estate lakefront community may use the equestrian facilities, including boarding up to two horses in our stables. All condo facilities are self-maintained and self-funded. We have an outdoor riding arena, small barn, and small storage area. We also have 17 acres of pasture. Facilities are on a first-come, first-serve basis and space is limited.

Is Gopher Point Estate a private waterfront community?

Yes. Gopher Point Estate is a private lakefront community and very safe. Once you enter Gopher Point Estate, all of the roads are private and open to resident traffic only.

Are there restrictive covenants?

Yes. Gopher Point Estate has restrictive covenants as well as a homeowners' association. Please refer to the Condo Documents page of this website to review the Rules, By-laws, and Condominium Declaration.

What if we don't have financing in place for a vacation home?

We have an affiliation with Sterling Bank in Chetek and would be happy to put you in touch with a representative. You may also choose to work with a lender of your choice.

Can we do our own landscaping to our lakefront home?

Yes. Each waterfront condominium unit has a 15' limited common element around the perimeter of the lake home in which you can do your own landscaping. All landscaping plans are subject to condo association approval.

Can we have fences around our lakefront property?

All fences and enclosures of any kind around your lakefront property require approval from the Architectural Control Committee.

When will the clubhouse be added?

The clubhouse will be added when 50% of the mainland property sites are sold.

How much will the taxes be on my lake home?

The current rate of taxation on lakefront property at Gopher Point Estate is $1,500 per $100,000 of assessed value. Usually, the assessed value is slightly less than the actual sale price.

Where are Gopher Point Estate waterfront condominiums located?

Gopher Point Estate lakefront condominiums are located just outside the City of Chetek in western Wisconsin.

Is Gopher Point Estate within the city limits of Chetek, Wisconsin?

No. The Gopher Point Estate lakefront properties are located in the Township of Prairie Lake in Barron County.

Are these lakefront properties served by city water and sewer?

No. All waterfront properties at Gopher Point Estate will have a well and septic system.

What schools would the children attend?

Gopher Point Estate is in the Wisconsin's Chetek School District so children would attend the Chetek Public Schools.

How old are Gopher Point Estate lakefront condominiums?

Construction of the first lake home began in 2004.

Is there a golf course at Gopher Point Estate condominiums?

No. There is no golf course at Gopher Point itself; however, there are several beautiful golf courses within 15 miles of the Gopher Point Estate lake homes.

Are there any ATV or snowmobile trails at Gopher Point Estate?

No. All trails at Gopher Point Estate are for non-motorized use only. There are county and state lands with public trails. Chetek, Wisconsin also has a snowmobile club.

Is hunting allowed at Gopher Point Estate?

No. Hunting is not allowed at Gopher Point Estate. Hunting is allowed on public hunting grounds as well as county and Wisconsin state lands.

Are there any fuel and service facilities available for use on the lake for boats?

Yes. There are several commercial resorts in our area of western Wisconsin with services available for boaters on the Chetek Six Lakes Chain.

Are there any shopping centers and restaurants near the lakefront properties?

Yes. There is some very good shopping in Chetek, Rice Lake, and Cameron complete with gift shops, restaurants, pubs, and more.

Are medical facilities near the lakefront properties?

Yes. There are very reliable medical facilities in Chetek, Rice Lake, and Cameron.
